Reminders and Information
Fall has come and gone, and winter is definitely upon us. As we close out 2009 and look forward to 2010, we would like to update you on a few items of general interest to homeowners:
•We are pleased to inform you that after much work by the Developer, the NC DOT has taken over maintenance of Verdict Ridge Drive (and most side streets) from the east entrance to the bridge at the golf cart crossing between holes 11 and 12 and 7 and 8. The segment from the bridge to the west entrance is on the docket for the February NCDOT agenda. The most noticeable aspect of this change is the elimination of stop signs by the NC DOT. Please watch your speed carefully as we have several families with small children that live on or near Verdict Ridge drive.
•Further, the Lincoln County Schools transportation director intends to start busing at the semester change in mid-January. Parents will receive busing information directly from their school in January. The current plan is to have buses run along Verdict Ridge Drive with stops at various intersections (TBD).
•You received your annual HOA dues statement in early December with a due date of January 1 showing a modest increase in dues. The HOA board voted for the first time to increase dues (from $324.50 to $340 annually) since the formal HOA was formed. The primary reasons for the modest increase are (a) to offset an increased level of unpaid HOA dues from last year , (b) to keep pace with modest increases in costs from our suppliers over the past few years and (c) to replenish our reserve fund. We appreciate those that pay their dues on a timely basis, and we are working hard to make sure we spend each and every dollar wisely.
•Over the past several months, the Residential Improvement Guidelines (also known as the ACC guidelines) have been updated to address and/or clarify issues affecting our community. They were also reviewed for consistency with the Covenants. The current version has now been posted to the website under the Guide-lines and Covenants section of the Community Documents.
•You may notice that the waterfall at the west entrance has been turned off and winterized. It will remain off during the peak winter period in order to protect our investment in the upfit in 2008-9 and to minimize maintenance expenses. It will typically be back on in March if normal weather patterns prevail. Please note that the HOA board utilizes the HOA website (www.verdictridgehoa.org) to provide information affecting homeowners, including minutes of meetings, covenants, ACC request forms, and even newsletters.
