Homeowners Association Meetings
The Board of Directors of the Homeowners Association meets every 3rd Tuesday on the 1st month of each quarter at 7:30 pm in the Clubhouse. All residents are urged to attend. Residents who have a concern and wish to speak at the meeting must be placed on the agenda by contacting Vera or Maureen at Abbott Enterprises at mfloyd@abbottexcellence.com or 704 527-2314. Quarterly Meetings are held in: January, April, July, October.
Attention Callonwood Residents
The Board of Directors of the Callonwood Homeowners Association have installed a new entry system to the pool. The new system will provide added security and safety for our residents using the pool. The main objective of this new system is to restrict use of the pool to qualified residents only.
In order for this transition and system to work we require your cooperation and ask you to observe the following.
Each household will be issued two (2) fobs that will open the gate during normal pool hours. Your responsibility to use these devices properly will enable us to make this system work. The fobs are meant to be used by you and your immediately family (those living in your home). If it is brought to our attention that you let someone use your fob, after a hearing before the Board of Directors, you may lose your pool privileges. If you wish to bring a guest(s) into the pool with you the guest fee of ($2.00) each is still in effect. This will be on the honor system. A locked box will be provided. Please have the correct amount since change will not be provided.
Additional fobs will be available for adults that live with you for a fee of $5.00. A request in writing stating who the fob will be issued to will be required. Please report lost or stolen fobs to Abbott Enterprises, so you will not be held responsible for unauthorized use of the fob. Lost or stolen fobs will immediately be disabled for your protection. There will be a $25.00 fee to replace lost or stolen fobs.
Entry to the pool will be observed by video cameras. There are seven other cameras located in the pool deck area. Cameras will not be installed inside the buildings or Clubhouse. We have had unknown persons in the pool area during hours when the pool is closed. We are confident that the security cameras will help eliminate vandalism.
There will be an exit button, clearly marked, on the rear side of the lifeguard room. Please be vigilant when entering or leaving the pool. If anyone attempts to enter, as you enter or leave, please notify one of the lifeguards.
For your convenience fobs will be distributed at the clubhouse on Friday, July 29th (6PM- 9PM) and Saturday and Sunday, July 30th& 31st between the hours of 9AM and 3PM. If you rent or are a new resident in Callonwood you may be asked for identification.
Information Regarding the Callonwood Pool
In mid July 2011, because of non residential use of the pool, the Board of Directors of the Callonwood Homeowners Association installed a new entry system to the pool. The new system provides added security and safety for our residents. The main objective of this new system is to restrict use of the pool to qualified residents and to provide a safe experience for our residents using the pool. This system will assure that protection for years to come.
If you still have not received your fob please contact me at fweber2@windstream.net so I can make arrangements to get them to you. In order to avoid confusion please do not wait until the pool opens next year. The fobs you receive now will be used season after season. There will NOT be a mailing of new passes or fobs next year.
In order for this system to work we will require your cooperation. Some simple rules will be sent to you prior to the opening of the pool next year.
This new system, in addition to the entry control, includes eight video cameras around the pool area. It gives us the ability to record activity in the pool area 24 hours a day. We are confident this will eliminate the vandalism we have been experiencing over the last few years. There are no cameras inside any buildings in the pool area or the clubhouse.

Message From Your Board of Directors
The Callonwood community has a unique attribute in that it is for the most part completely surrounded and sectioned by natural areas that have been designated as common areas and deeded to the Association. In addition some are also designated as natural wetlands and flood zones that are protected by law from disturbance. The areas surrounding Callonwood logically butt up against residential lots providing a nature buffer to any adjacent developments as well as the enjoyment of nature for all residents of our community. The Callonwood Home Owners Association through its Board of Directors is determined to protect these natural common areas to ensure they remain in a natural state for their beauty and enjoyment of all residents.
It has come to the attention of the Board of Directors that, unfortunately, a number of homeowners whose property is adjacent to these areas have attempted to or have already significantly altered the natural state in the areas behind their lots. Some have attempted to clear out underbrush, fallen trees, and materials left by the developer; some have dumped debris such as grass clippings, garden wastes, old Christmas trees, and old car tires, or have stored various household items and in a few cases built structures as if the Common Area was part of their lot. For the future sake of the community this present disregard for community property and natural areas cannot be tolerated or be allowed to continue. These areas belong to the entire community and are environmentally protected natural areas. Any alterations to common areas are strictly prohibited and are violations of the governing documents of our community. Furthermore any alterations to those environmentally sensitive areas, without governmental permits, may be subject to additional fines by governmental agencies.
Therefore, due to these abuses of our common areas, the Callonwood Board of Directors, by the authority authorized by the governing documents hereby emphasizes the policy that all common areas; natural or landscaped, may not be altered in any way by anyone without prior approval of the Callonwood Board of Directors. If any activity to alter the common areas in and around the Callonwood neighborhood is discovered or observed it will be considered a serious violation of the community CC&R’s and the owner of the lot immediately adjacent to the affected area (if they had not reported the activity) will be considered responsible. A notice of violation and offer of due process will be given in writing. A fine may be determined and in addition the responsible party will be required to restore the altered area to its original state. All residents are encouraged to help the Association to monitor our common areas and report any of the above abuses.

As of January 2012, Union County residents in Indian Trail who receive services from WastePro can now recycle plastics #1 - #7. Previously, recycling pickup was limited to plastics #1 and #2.

Community Park Survey
The Board of Directors have prepared a list of suggestions and ideas for our community park. We would like input from all residents to these suggestions and also any other ideas that you may have. The survey will be available in the December newsletter, and online on both websites.
